Building Safety Act 2022

CDM is no longer the whole story.

The Building Safety Act 2022 and its Building Regulations changes have layered new dutyholder roles on top of CDM 2015. For Higher Risk Buildings, the Building Safety Regulator now sits in the middle of design, construction and occupation.

Even on non HRB projects, every Client, Designer and Contractor now has to demonstrate competence, manage change control and produce the golden thread of building information. We help you do that without slowing the programme.

BSA dutyholder roles

Client, Principal Designer and Principal Contractor duties under the new Building Regulations, in addition to the CDM equivalents. We map both sets onto your project team.

Higher Risk Buildings

Gateway 1, 2 and 3 submissions to the Building Safety Regulator for residential HRBs over 18m or 7 storeys. Planning to occupation with no surprises.

Competence evidence

Documented competence for each dutyholder, including organisational capability. The standard the BSR expects, prepared in advance rather than scrambled for at Gateway 2.

Golden thread of information

A structured, accessible record of design decisions, changes and as built information that follows the building into occupation. We set the structure your team can maintain.

Mandatory occurrence reporting

Procedures for identifying and reporting safety occurrences during design and construction of HRBs, in line with the BSR's reporting regime.

Change control

Notifiable, major and minor change processes under the new regime. We build the workflow so design changes do not stall the programme or trigger a BSR rejection.

    We facilitate design risk workshops with the project team so risks are eliminated, reduced and clearly communicated in line with the principles of prevention.

    Health and Safety File compilation

    A clean, structured H&S File handed to the client at completion so the future owner, occupier and maintainer have what they need to operate the building safely.
